CHALLENGE: Energy Management of Technical Installations

To improve tenant satisfaction and the performance of its equipment, Val Touraine Habitat needed to address several key challenges:

  • Obtaining reliable, actionable real-time data
  • Improving boiler room monitoring
  • Anticipating failures and leaks
  • Optimising energy consumption
  • Increasing responsiveness to tenant complaints

All within a constrained environment:

  • Heterogeneous installations (both old and recent)
  • Strong budget constraints
  • Need for a solution that is easy to deploy and operate independently
  • Requirement for open and scalable technologies

Why IoT?

We wanted a simple solution that could be deployed easily and operated independently.

IoT quickly emerged as the most suitable solution for instrumenting boiler rooms without extensive infrastructure work.

LoRaWAN technology offers several advantages:

  • Fast installation, even in constrained environments (boiler rooms, basements)
  • Regular data transmission
  • Flexibility suited to diverse installations
  • Controlled deployment costs

Deployed Solution

Val Touraine Habitat chose an ecosystem combining:

  • Adeunis IoT sensors, for field data collection
  • The Synox platform, for device management and data visualisation

Sensors adapted to field constraints

A hybrid LoRaWAN architecture

A platform to leverage data

Adeunis sensors were deployed to address multiple use cases:

Their ease of installation and configurability enable:

  • Rapid deployment
  • Adaptation to each boiler room’s specific characteristics
  • Remote reconfiguration depending on the season (summer/winter)

Depending on site constraints:

  • Use of the public LoRaWAN network when available
  • Deployment of private gateways for more constrained environments

This approach ensures reliable connectivity across the entire portfolio.

The Synox platform enables:

  • Sensor management (configuration, supervision)
  • Creation of customised dashboards
  • Implementation of automated alerts (email, SMS)

Val Touraine Habitat therefore benefits from full autonomy in managing and exploiting its data.

Concrete Use Cases

Domestic Hot Water Temperature Monitoring

  • Ensuring compliance with regulatory thresholds (≥ 50°C)
  • Preventing health risks (Legionella)
  • Alerts in case of deviation

Result: better network control and improved tenant comfort.

Heating Optimisation

  • Analysis of supply/return temperatures
  • Detection of malfunctions (pumps, valves)
  • Support for network balancing

A simple and cost-effective alternative to complex measurement tools.

Energy Consumption Monitoring

  • Analysis of gas consumption
  • Index verification
  • Detection of shutdowns or operational anomalies

Enables anticipation of failures and improved responsiveness.

Leak Detection

  • Monitoring of hot water and top-up consumption
  • Identification of abnormal behaviours (night-time consumption, deviations)

Leaks can be detected early, before becoming critical.
